Real estate tech giant Zillow is sounding the alarm for aspiring homeowners, urging them not to overlook the 'second price tag' of homeownership beyond the mortgage principal. New analysis reveals that ongoing costs like maintenance, property taxes, and homeowners insurance now collectively hit an average of $16,566 annually, or about $1,380 each month, adding a significant burden to already stretched budgets. This caution comes as the U.S. housing market continues to grapple with a deepening affordability crisis. The average household now needs to earn a hefty $115,600 per year to afford a median-priced home, a 75% jump from five years ago, leaving only 38% of households able to meet these costs. Mortgage rates, currently averaging around 7.32% for a 30-year fixed loan, are a primary driver of this challenge, with Zillow expecting them to ease only slightly to 7.1% by year-end 2026 due to persistent inflation concerns. Younger buyers, particularly Gen Z, face disproportionate hurdles, often resorting to creative financing or lifestyle adjustments to enter the market. Looking ahead, home sales are projected to see a modest increase overall for 2026 compared to 2025, despite a forecasted decline in the fourth quarter. While national home values have remained relatively flat to slightly positive, significant regional variations persist, and tight inventory continues to prop up prices. Would-be buyers sidelined by high costs are increasingly turning to the rental market, which is experiencing renewed strength and accelerating rent growth, signaling a continued shift in market momentum.
